The Department of Human Settlements and Urban Development (DHSUD) called on “government employees, uniformed personnel, teachers, members of the media, and the private sector if you need housing unit magpa-identify na kayo.”
DHSUD-XI Regional Director lawyer Miguel Palma Gil urged the public who would want to apply for the government-led housing program to start the process of identifying themselves as beneficiaries.
He said the Pambansang Pabahay Para sa Pilipino Program (4PH) flagship housing project is open to those who want to have a home of their own.
The government is targeting an estimated 380,000 housing units in Davao Region, mostly in the form of 27-28 square-meter condominium units.
Palma Gil said the monthly amortization for a 4PH condominium unit will be around P3,500 per month.
“However, we are working so that for the first five years will be P2,700 and the next five years will be P3,500,” he revealed.
Palma Gil said the reason for the low amortization is the lower cost of the unit, which is P1.26 million for a 28-square-meter housing unit. He added that regular condominium units with a floor area of 18 square meters will cost P3 million to P4 million.
“And kung buyer beneficiary ka subsidized sa DHSUD ang 5% interest you are only required to pay the principal and 1% that is why napababa namo to 3,500 pesos kada bulan (we lowered it to 3,500 pesos per month),” the DHSUD-11 chief said.
He also said that buyers would not be paying equity as they would start paying for their monthly amortization three months before the issuance of the certificate of completion.
“Ang ibang housing wala pa gina-construct naga bayad ka na,” Palma Gil said.
For those interested in getting a housing unit, they must be Pag-IBIG members, and for those who are not yet Pag-IBIG members, Palma Gil urged them to apply for membership.
He said they can inquire at the Pag-IBIG offices, and they will be setting up desks at DHSUD offices to accept applications. The local government is then tasked with identifying the beneficiaries of the project based on the applications.
Housing projects on the pipeline in Davao
Palma Gil said that there is ongoing 4PH project construction in Riverside Calinan. Other identified projects include Central Park in Bangkal and Lasang, all in Davao City.
Aside from Davao City, they are targeting 4PH projects in Mati City in Davao Oriental, Digos City in Davao del Sur, Island Garden City of Samal in Davao del Norte, and Nabunturan in Davao de Oro.
For Davao City, the planned projects are four- to five-storey buildings, with some projects going as high as 30-storey condominium buildings.
“We intended to limit the usage of land kay kung tanan ta horizontal ang targeted areas for housing mahurot ang areas for agricultural, industrial, and commercial (if all is horizontal for targeted areas, we will use up the areas for agriculture, industrial, and commercial),” Palma Gil said.
There is a shift to create urban residential areas in cities where buyers can buy housing units near their workplaces instead of creating subdivision projects in distant areas.
He said that Mayor Sebastian Duterte has committed to fast-tracking the 4PH project. Also helping them is Presidential Assistant for Eastern Mindanao, Sec. Leo Magno, who is tasked with focusing on helping fast-track the 4PH in Davao Region and Eastern Mindanao.
“Sana pagkatapos ng MOU at magpartnership ang LGU at ang DHSUD maraming beneficiaries ang mag apply para lahat mabigyan at matugunan ang pangangailangan ng pabahay,” says Sec. Leo Magno.
He said initially they are targeting 380,000 housing units under the 4Ph in Davao Region. “We are expecting that the target will increase as soon as an actual project starts, dahil minsan ang pinakamagandang marketing ay ang actual na construction,” Sec. Magno said.
The Presidential Assistant for Eastern Mindanao said if people see the actual condominium buildings being constructed or completed, they will make a beeline for these units.
On October 12, during the housing fair held in Davao City, the DHSUD led by Secretary Jose Rizalino Acuzar signed a memorandum of understanding (MOU) with local government chief executives in Davao Region to partner with them in implementing the 4PH in their localities.
The 4PH is the national housing program of President Ferdinand “Bongbong” Marcos Jr. which aims to construct 6 million affordable housing units for Filipino families within the term of the current administration. (RGA/PIA Davao)
